Roof systems TBAR can discuss
Flat and low-slope roofs: start with drainage, roof-edge details, penetrations, rooftop equipment and previous repairs. Modified bitumen and TPO: examine the existing membrane, seams, flashing and substrate before deciding on a repair or replacement scope. Silicone coatings: assess the roof and preparation needs before treating a coating as an option. Commercial metal roofing: review panels, fasteners, edges and penetrations for the particular building.
No material is a universal fix. The proposal should identify the system, preparation, limitations and applicable written warranty for this property.
Help us understand the job
- Building address, use and roof access.
- Existing roof system and approximate age, if known.
- Leak or damage history, previous repairs and safely taken photos.
- Drainage, rooftop equipment, penetrations and occupied areas.
- Business-hour constraints, deadline and person authorized to approve work.
These details help TBAR prepare for a useful site assessment; you do not need to diagnose the roof yourself.
What a useful commercial proposal should settle
Ask for the named materials, preparation and removal, flashing and penetrations, drainage, access and safety plan, schedule, cleanup, exclusions and warranty terms. Agree on how concealed conditions or changes will be documented and approved, and who handles any permit or TDI windstorm inspection that applies to the address and work.
We can discuss targeted repair and larger replacement choices after seeing the conditions. We will not run a commercial roof through the residential architectural-shingle aerial price tool.
