If you need a written report or a real estate buyer inspection, tell us up front. Those are different services and may have a fee; we will discuss the scope and price before proceeding.

Review visible conditions
We look at accessible, visible roof conditions, take photos when appropriate, and explain our observations verbally. A visual check cannot reveal every concealed condition or replace a specialized inspection.
Choose the next step
You can use the findings to decide whether to monitor the roof, ask about a replacement estimate, or request a separately scoped written inspection. We will explain what we recommend and why.
What you'll take away from a visual check
We explain what we could see, what remains uncertain, and which next step fits the concern. You can ask us to point out the photo that supports each observation. The no-charge homeowner check gives you photos and verbal findings; it is not an automatic written report, engineering opinion or insurer decision.
