LEAGUE CITY / REPLACEMENT PLANNING

What will a new roof cost in League City?

A homeowner guide from TBAR Roofing.

Start with your measured roof, not the home's indoor square footage. TBAR's online tool can show a preliminary architectural-shingle replacement range when aerial imagery is usable. An on-site review turns that starting point into a written proposal for your actual roof.

How the preliminary range is calculated

The current TBAR tool starts with measured roof surface area. In its approved configuration, the architectural-shingle planning rate is $390–$465 per measured roofing square, with normal waste already included. One roofing square equals 100 square feet of roof surface. The tool rounds the low end down and the high end up to the nearest $100; it does not add normal waste a second time.

Illustration only: an imaginary 24-square roof gives $9,360–$11,160 before rounding, or a displayed $9,300–$11,200 preliminary range. This is arithmetic, not a League City market average, a customer proposal or a price for your address. Learn how roofing squares work ↗.

What the aerial tool can—and cannot—know

Where Google Solar imagery is usable, the tool considers roof geometry, sections and pitch, asks you to confirm the main structure, and collects a few scope answers. It offers an inspection request when the roof cannot be measured reliably or a shared roof makes ownership of the surface unclear.

It cannot see concealed deck damage or settle every layer, access, flashing, ventilation, permit, windstorm-inspection or warranty decision. The tool does not invent unapproved surcharges for a second story, extra layer or possible decking repair; those conditions are flagged for inspection and written scope. The final price is confirmed after an on-site review.

Compare the same work in every written proposal

  1. Measured roof area versus material quantity and waste allowance.
  2. Tear-off, disposal, property protection, decking allowance and approval of extra work.
  3. Named shingle, starter, underlayment, flashing, ventilation and hip-and-ridge components.
  4. Permit and any applicable TDI inspection responsibility, schedule and cleanup.
  5. Exact manufacturer and workmanship warranty terms for the system installed.

League City lists re-roofing over 100 square feet among work requiring a permit. Confirm the jurisdiction and requirements for the exact property. See League City's permit guidance ↗.

A price makes more sense beside a documented scope. Our League City roof-replacement story shows a completed TBAR job with the verified materials and work decisions we can share. It is an example of workmanship and documentation, not a price comparison or a promise that another house will need the same work.
